Welcome!

Welcome, Happy Easter! We, my wife and I, are creating this blog to record our observations about life in Birkdale Village and the three towns North of Charlotte - Cornelius, Davidson, and Huntersville. We want to chronicle observations about life in the village, its real estate, its activities, and future developments around it. If you are thinking of moving to Charlotte then Birkdale Village is THE PLACE TO BE. It's the happening spot.
First, a little about us. We live in the village in one of the Saussy Burbank houses. We have lived here for a year and a half after living in Germany for five years. We chose to live in Birkdale Village for two reasons:
1 - She is German and Birkdale is the closest thing we could find to a Bavarian (European) style village. She's adjusted very well during her first year in the states!
2 - We did not want to support suburban sprawl and live in the typical suburban style sub-division.
Since moving here we have come to love the sense of community, its youthful feel, its sense of life, the live music in the summer, Lake Norman, the shops, the movies, and, especially, the future Robbins Park. If you haven't found these walking trails yet you are definitely missing out. We wouldn't recommend them now (in the spring/summer) because of snakes and other wildlife but in the winter, it is definitely a great sanctuary for walking and letting the dog(s) run free.
If you are thinking of moving to Charlotte, we highly recommend Birkdale Village. The community supports people in all of life's stages. There is something for everyone. Lake Norman parties, bars, movies, walking trails, family activities, ice cream, cafes, etc.

I live in Biltmore Park in Asheville, VA and I found your postings while looking for information about Birkdale Village. The same developers who did Birkdale Village are constructing the second phase of the Biltmore Park Town Square.

Biltmore Park, located 15 minutes south of downtown Asheville, is a planned mixed use community with 489 single family residences and a town square currently consisting of a YMCA, office space, and ground level retail shops.

The second phase of Town Square is under construction...it will have be very much like Birkdale and will include a 9 story hotel, movie theatre, shops, offices, and apartments. I for one can't wait! But people don't like change, so there are also many in the neighborhood who are very negative about the Town Square, and are focusing on the possibility of increased vandalism and huge amounts of traffic rather than the positives of living in close proximity to restaurants, movies, shops, etc.

I am wondering what the traffic situation is there and has it changed significantly as stores, restaurants, etc. began filling up? What is traffic like at Birkdale and the surrounding roads on weekends vs. weekdays? I hear there is a neighborhood of golf course homes nearby. Do people drive through that residential area to enter and exit the shopping area? How many entrances are there to Birkdale?

Birkdale is a great place to live. Seeing your neighbors at the gym, the cafe, the restaurant, or simply strolling the village provides a wonderful sense of community.
Ironically, Birkdale has definitely increased local traffic outside the village, however, the traffic increase is significantly less than if Birkdale was a normal mall or shopping center. Since a few thousand people live within walking distance thats a few thousand less car trips required. I personally walk to the stores and even to the supermarket for quick items.
As for the vandalism, I feel perfectly safe here. We do have lots of teenagers in the village on weekends but they would be present at any mall and they are not rowdy or disruptive as I have seen in other places.
We do connect to two separate major thoroughfares but not many people cut through the residential section of the village. I don't think its very convienent to do so.
Perhaps, the biggest complaint that people make about Birkdale is its lack of parking. On Friday and Saturday nights when the live music is playing there is usually a line of cars circling looking for a space. It doesn't concern me because we walk to the village but I do know that the tight weekend parking has deterred my coworkers from coming to Birkdale.
In the end, I love living here. Other than uptown Charlotte there is no where else that I would like to live. For us, it is the perfect blend of suburban and urban lifestyles. It seems that many people agree with us because Birkdale houses are priced at a premium compared to the surroundng subdivisions. Also, the houses here have appreciated faster and seem to be holding their value better in this downturn. I hope that Biltmore Park does as well as Birkdale.
